Economic History
Cleveland was surveyed in 1796 by Moses Cleaveland for the Connecticut Land Company and grew into one of the great industrial cities of the Great Lakes: iron ore from the Mesabi Range arriving by lake freighter, steel along the Cuyahoga flats, John D. Rockefeller's Standard Oil founded there in 1870, and automotive and machine-tool plants across the inner suburbs. The city lost more than half its peak population after 1950. The Cleveland Clinic, University Hospitals, and Case Western now anchor an economy centered on medicine and research, while the inner-ring suburbs hold the region's largest inventory of prewar housing.

Cleveland, Lakewood, and Euclid are dense with 1900-1930 two-story frame homes and the Cleveland Double - the side-by-side and up-down duplexes that fill whole neighborhoods - with steep pitches, dormers, plank decking, and slate legacy. Parma, North Olmsted, and Euclid's edges are postwar ranches and capes built fast for returning workers. Solon, Strongsville, Westlake, and Brecksville add 1980s-and-newer colonials with hip-and-valley geometry, and Shaker-era and Beachwood homes bring tile and slate into the mix.
Permitting Norms
Ohio has no statewide residential roofing license, so requirements are set locally. - Do you need a permit and city registration to roof in Cleveland?
- Yes on both counts inside city limits, and most suburbs here run their own building department with separate registration. That patchwork is normal in Cuyahoga County and we handle the registration and permit for whichever community you are in.
- What is a Cleveland Double and why does it matter?
- It is the two-family house that fills whole neighborhoods here - typically a steep-pitch two-story with a full-width front porch. The porch roof is low slope, the main roof is not, and that combination is exactly what produces ice dams, so the transition detail is the part that matters.
- How bad is lake-effect snow on the east side?
- Meaningfully worse than the west side. Bands set up over the higher ground east of the city and drop far more than the airport records. We spec ice protection for the east suburbs more aggressively for that reason.
- Can you replace slate or tile on the older east-side homes?
- We repair and replace both, and we will tell you honestly when a slate roof has life left in it. Replacing sound slate because it is easier to sell a tear-off is not how we work.
