Why Masonry Fails in This Climate

Brick and mortar are porous. They absorb water, and water expands roughly nine percent when it freezes. That expansion happens inside the pores of the masonry, where there is nowhere for the pressure to go. One hard freeze does very little damage. What does the damage is repetition — and repetition is exactly what the Shenango Valley and the Mahoning Valley deliver.

Winters here do not drop below freezing in November and stay there. Temperatures cross the freezing point dozens of times between December and March: a thaw at midday, a hard freeze overnight, another thaw the following afternoon. What you can actually see from the ground

  • Brick faces flaking, powdering, or popping off in thin plates — this is spalling, and it means water is already cycling inside the units.
  • Mortar joints you can rake out with a screwdriver or a fingernail, with sand collecting on the roof, in the gutters, or on the ground below.
  • White powdery staining on the brick — efflorescence, which is mineral salt carried to the surface by water moving through the masonry.
  • A chimney that leans, or a visible gap opening between the stack and the wall of the house.
  • Crown cracks visible from an upstairs window, or pieces of concrete found on the roof or in the gutters.
  • Interior ceiling or wall staining near the fireplace or the chimney chase after heavy rain.

Repoint or Rebuild — How the Decision Is Made

You can form a reasonable opinion about this before anyone arrives, because the criteria are visible. The question is not how bad the chimney looks. The question is whether the brick units themselves are still sound.

  • Mortar deteriorated, brick sound, stack plumb → repointing. Cut the joints out to depth, repack with matched mortar, correct the crown and cap.
  • Brick faces spalling, units loose enough to move by hand, or the stack visibly out of plumb → partial or full rebuild. No amount of mortar fixes failing brick.
  • Deterioration confined to the section above the roofline → rebuild from the roofline up. That section takes all the weather and none of the warmth of the house, so it commonly fails decades before the masonry below it.
  • Repointing that has already failed once, in sheets → the previous repair was likely too shallow or the wrong mix. Expect the joints to be cut out properly this time.
  • Interior leaking that continues after crown and flashing work → the water is coming through the body of the masonry, which points toward a rebuild rather than another repair.

Mortar Matching on Older Homes
