The crown is the sloped concrete slab across the top of a chimney that sheds water off the masonry and away from the flue. It is the most exposed surface on the entire house and the single most common entry point for chimney leaks. When it cracks, water runs straight down into the brick and mortar below, and every freeze-thaw cycle widens the crack that let it in.

Why crowns crack

Many crowns were never built as crowns. A thin skim of mortar troweled flat across the top of the brick — sometimes called a wash — has no reinforcement, no meaningful slope, and no overhang past the face of the stack. It cracks within a few winters because mortar is not a structural cap material and because water sits on it instead of running off.

The second cause is thermal movement. The flue tile heats and expands at a different rate than the surrounding masonry. A crown poured tight against the tile with no expansion joint gets pulled apart from the middle out, which is why so many cracks radiate from the flue opening.

What a correctly built crown includes

A proper crown is cast concrete, not troweled mortar. It slopes from the flue toward the outside edge so water moves, and it overhangs the brick face by roughly an inch to two inches with a drip edge cut into the underside so runoff falls clear of the wall instead of running back down the brick.

It is reinforced, it is thick enough to resist cracking, and it is separated from the flue tile with a flexible expansion joint so the tile can move without splitting the slab. When a crown fails, we also check the joints and flashing below it, because a leaking crown has usually been feeding water into that masonry for years.

What the Work Involves

  1. 1Inspect the crown, flue tile, and top courses of brick, with photos from the roof.
  2. 2Remove failed crown material or the old mortar wash down to sound masonry.
  3. 3Repoint the top courses of brick if the joints beneath the crown have opened.
  4. 4Form and cast a reinforced crown with slope from the flue to the outer edge.
  5. 5Build in a 1–2 inch overhang past the brick face with a drip edge underneath.
  6. 6Set a flexible expansion joint between the crown and the flue tile.
  7. 7Cure and seal appropriately, then install or reset the cap over the flue.

Frequently. Water passing a cracked crown travels down inside the stack and shows up as ceiling or wall staining near the fireplace, often several feet from the chimney. Homeowners usually suspect the roof first, which is why we inspect the crown, joints, and flashing as one assembly.
How long does crown replacement take?
Most crown recasts are a one to two day job on site, plus curing time before the cap goes back on. Access and stack size drive the schedule more than the crown itself — a tall two-flue stack with staging takes longer than a single-flue crown on a low roof.
