Steps, porches, and stoops take more abuse than any other masonry on a house: foot traffic, road salt, standing water, and the full freeze-thaw cycle on every exposed surface. Repair makes sense when the structure is sound and the damage is surface spalling or open joints. When treads have separated, the slab has settled, or the footing has failed, rebuilding is the honest answer — and the underlying drainage almost always needs correcting too.

Why entry masonry fails first

Two things kill steps and stoops. The first is de-icing salt, which drives chloride into the concrete and mortar and accelerates surface scaling every winter. The second is water that has nowhere to go: a stoop pitched back toward the house, or one with no drainage behind it, holds water against the structure through every freeze.

Settlement is the third factor. Many porches and stoops were poured on fill that was never properly compacted, or on a footing shallower than the frost line. When the ground below moves, the masonry separates from the house — which is the gap you see opening along the foundation wall.

Repair or rebuild

We repair when the structure is stable: resurfacing spalled treads, repointing joints, resetting individual brick, replacing a cracked cap. Those are real repairs with a real service life when the base is sound.

We rebuild when the unit has settled or pulled away from the house, when treads are separating, or when the footing is inadequate. Rebuilding includes excavating to a proper footing depth, compacting the base, and pitching the finished surface away from the house so water leaves instead of sitting. Resurfacing a settling stoop only buys a season or two.

Can spalled concrete steps be resurfaced instead of replaced?
Yes, when the structure underneath is sound and the damage is limited to the surface layer. Resurfacing a step that has settled, separated from the house, or sits on a failing footing does not last, because the movement that caused the damage is still happening underneath.
Why is my stoop pulling away from the house?
Almost always settlement. The stoop was poured on uncompacted fill or on a footing above frost depth, and the ground beneath it has moved while the house on its deeper foundation has not. Correcting it means rebuilding on a proper base, not caulking the gap.
Does road salt really damage masonry?
Yes. De-icing salt drives chloride into concrete and mortar and accelerates surface scaling with each freeze. On repaired or new entry masonry we recommend sand for traction where possible and a salt-resistant treatment on exposed surfaces.
How long does a step or stoop rebuild take?
Most residential rebuilds run two to four days on site, including demolition, footing, and laying, plus curing time before heavy use. Weather affects the schedule, since concrete and mortar both need suitable temperatures to cure properly.
